How does the AI analysis work?
DwellIQ automatically retrieves data from your listing (price, surface area, location, DPE...), compares it to local market prices, calculates the estimated rental yield, then our AI agents generate an explanation and recommendation.
Which real estate sites are supported?
DwellIQ is built for the French market and supports the major portals: SeLoger, Leboncoin, PAP, Logic-Immo and Bien’ici. Just copy-paste the listing URL.
Is the tool free?

How is the score out of 100 calculated?
The global score is a weighted average of 4 criteria: price score (40%) comparing the property to the local market, ROI score (30%) based on estimated rental yield, location score (15%) by city, and risk score (15%) detecting anomalies.
What's the difference between Investor and Primary residence profiles?
The Investor profile gives more weight to rental yield and price. The Primary residence profile prioritizes location quality and living criteria. Scoring weights are adjusted automatically based on your profile.
How accurate are the estimates?
When available, market prices come from DVF — the French government open dataset of actual recorded property sales — using the median of comparable transactions in the commune. Rent and the financial model use standard market assumptions. The analysis is indicative and does not replace professional real estate expertise.
What is gross rental yield?
Gross yield is the ratio between estimated annual rents and the purchase price, expressed as a percentage. A gross yield of 6% means annual rent represents 6% of the purchase price. A good gross yield varies by market but is generally between 4% and 10%.
My listing is not recognized, what should I do?
Some portals use anti-bot protections that can block data extraction. Check that the listing is still active and try again. If the problem persists, contact us.
